Catford is a district in south east London in the borough of Lewisham. We think the area is great, it’s diverse, has plenty of period charm and is one of the most affordable parts of London. If you haven’t visited the area in the past, we would highly recommend checking out both the Corbett Estate & Blythe Hill, and here is why.

Schools
Aside from quality-built houses and a friendly neighborhood, schools are a big reason why the Corbett Estate is so popular. Torridon Primary is an outstanding-rated school and Sandhurst primary is nearby which is good-rated but is often a favorite amongst parents.

Parks
Nearby to the Corbett Estate you have the popular Mountsfield Park. The park is great as it has a play area for young families, a ball court, tennis courts and even a football pitch. For those looking to keep fit, there is a weekly park run and an outdoor gym and we often see boot camps organised there. Additionally, the park offers excellent views of Catford to Crystal Palace and is home to the annual ‘Peoples’ Day’ which attracts 25,000 visits. Recently it has been granted planning permission for a new café and art space.

Food & Drink
A few hotspots to mention that are within walking distance to the Corbett Estate:

Good food (Catford) – Is a modern grocery store prioritising local, organic and artisan foods. It is an ethically-run business. I’ve always found the staff to be extremely friendly and are a social enterprise that was crowd funded by 350 local people.

Le Delice – Located on Hither Green Lane, not far from Mountsfield Park. If you are looking for somewhere to take the family or meet friends for a coffee and cake, then we would strongly recommend you visit.

Station Hotel – Just opposite Hither Green station, is this friendly gastro-style pub with a great atmosphere, serving great food and is popular with the locals.

Travel
If you need to get into London, you are around a 15-min walk to both Catford stations with direct trains into London Charing Cross (approx. 21 mins), Blackfriars (approx. 24 mins) and Cannon Street (approx. 23 mins). You are also a mile away from Hither Green station with trains into Charing Cross (approx. 20 mins), and Cannon Street (approx. 21 mins).

History
Constructed on a large area of farmland that Archibald Corbett purchased from the Earl of St Germans in 1896, the Corbett Estate, formally known as the St Germans Estate, is the largest of the seven that Corbett built. In total over 3000 homes have been built across a near 300- acre site in SE6 and SE13.

Corbett has the vision to inspire social improvement and in fact many of the houses on the estate were sold at cost price, to encourage home ownership among the working and lower-middle classes.

Sadly, alcohol is a no go. Corbett envisioned the estate as a “modern Hygeia”, in which healthy living and healthy minds were to be actively encouraged. Schools, shopping parades, churches, recreation grounds, generous front and rear gardens and wide streets were the order of the day. Corbett was a devotee of the temperance movement and as such insisted in the estate’s paperwork that there was a covenant banning the sale of alcohol on the estate, while deeds for the properties within the estate contain clauses stating that their occupants must not sell alcohol on the premises.
